Removals in Crouch End
Family-run removals across Crouch End, from Victorian terraces on the residential streets off the Broadway to mansion flats on Topsfield Parade and conversions down towards Hornsey, quoted fixed after a free survey by our own trained crews.
At a glance
- What it is: house and flat removals across Crouch End and the streets around it, run by a family-run firm with its own trained crews, quoted fixed after a free survey.
- Typical timeline: a two-bed flat is usually a morning job. A three to four-bed house takes the full day.
- How pricing works: free survey first, then a fixed written quote. Our published guide ranges give you a ballpark before you book, and the free survey fixes the exact price. A 10% deposit books the date and the balance is due after completion.
- Coverage: all of Crouch End, including the streets around the Broadway and the clock tower, Crouch End Hill, Crouch Hill, Tottenham Lane and Middle Lane, plus the rest of Haringey, run from our Harlow base.
- Insurance included: £50,000 of goods in transit cover on every move, in the quote as standard.
- Response time: fill in the form or call 0207 846 0282 and we reply within one working day.
- Booking lead time: two to three weeks is comfortable for most dates. Book earlier if your street needs a parking suspension, because Haringey asks for at least two weeks’ notice.
Crouch End rewards a crew that knows the village. Victorian terraces with narrow front doors and turning stairs, mansion flats on the roads leading off the Broadway with communal staircases and no lift, conversion flats split through big old houses, and a street pattern that funnels almost everything through the clock tower at the Broadway. None of it is a problem when somebody has measured it in advance, which is exactly what our survey is for.
We are Aviv Removals, a family-run firm based in Harlow on the Essex border, and we carry out removals in Crouch End and the streets around it every week. Adam, our owner, has been in the trade for more than fifteen years, and every job is run by one trained crew of our own. We do not use subcontractors, so the people who quote your home are the people who turn up on moving day, and everything from the first phone call to the last box follows the same house removals in London method we use across the capital.
Most Crouch End removals start with the same simple step: fill in the form or call 0207 846 0282 and book a free guided video survey. We reply within one working day, we come back to you with a fixed written quote, and the price we agree is the price you pay.
What removals in Crouch End cost
Most Crouch End moves land in these ranges:
| Home size | Typical cost (inc VAT) |
|---|---|
| 2-bedroom | £480 - £960 |
| 3-bedroom | £1,020 - £1,500 |
| 4-bedroom | £1,500 - £2,100 |
| 5-bedroom | £2,100 - £3,000 |
These are guides, not quotes. The accurate figure comes from seeing the move - a video call or WhatsApp walk-through, or an in-person survey for larger homes. The survey is free and the price we agree is fixed before the move. We start at two-bedroom homes - studios and one-bedroom moves are not taken on their own.
We do not publish a fixed price list. Every quote is fixed after a real survey of your home, because two Crouch End flats with the same number of bedrooms can be completely different jobs once you have counted the stairs and checked the slope of the street. What we can tell you is what drives the number up or down:
| Factor | What it does to your quote |
|---|---|
| Size of the property | More rooms means more volume, and volume decides the crew size and the vehicle. A two-bed flat by the Broadway and a four-bed terrace up Crouch Hill need different crews and rarely the same amount of time. |
| Stairs and access | A top-floor mansion flat with no lift, a conversion with the kitchen down half a level, or a long carry from the nearest legal parking spot all add hours. The survey measures every flight and every turn, so nothing surprises anyone on the day. |
| Distance and route | Miles matter, and so does the hour. Getting a lorry through or round the clock tower junction at school-run time costs more of the day than the mileage suggests. |
| Parking | If bays need suspending outside your home, the council charges a daily rate per space plus an administration fee per suspension. We flag it at survey so it is in the budget, not on an invoice afterwards. |
| Extras | Packing, materials, dismantling, storage and appliance moves are all available. Some customers want the full service, some just want the heavy lifting. You choose, and it is priced into the same quote. |
The fixed quote covers the whole job: the crew, the van, blankets and straps, insurance for your belongings, and fuel. Floor protection and furniture wrapping are part of how we work on every move, not extras you discover on the invoice.
Payment is straightforward. A 10% deposit at booking secures your date, and the balance is due after the move is complete, once everything is in and you have seen the job done. We take payment by bank transfer, card or cash, and the survey and the quote cost you nothing.
To give you a sense of job shapes rather than numbers we cannot honestly quote from a distance: a two-bed conversion flat a street back from the Broadway with a suspended bay outside typically needs a morning crew and one bay held for a few hours. A four-bed Victorian terrace climbing the hill towards Highgate, with a staircase turn on every landing, a garden full of furniture to bring up and no parking outside the door, is a different shape of job altogether: bigger crew, larger lorry, two suspended bays at each end and the full day. Your own quote will sit somewhere on that spectrum, and the survey is what places it.

Parking and access in Crouch End
Much of Crouch End sits inside a Haringey controlled parking zone, and the operating hours differ from zone to zone. On a zoned street a removal lorry cannot legally wait in a resident bay, so the practical answer is a parking suspension: the council reserves the bays outside your home for the day. Reserve two bays, not one. A 7.5 tonne lorry takes up about a bay and a half on its own, and it needs room to work.
Haringey takes parking suspension applications online, through a council account, and the application needs to be in at least two weeks before the suspension starts. The daily fee is £80 per car space, and an administration fee of £280 applies to each suspension, so a suspension for a single day costs £360 before you have moved a single box - the number to put in the budget is that fee plus at least two spaces. A separate road needs a separate application with its own administration fee, so a corner plot or a move that needs bays at both ends is worth flagging to us early. One quirk that catches people out: the suspension only applies during the zone’s controlled hours, so check the hours for your street before you book the day around it. Removals are one of the council’s listed reasons for a suspension, and the Haringey Council parking suspension page takes the application and lists the current fees.
Applying is technically the resident’s job, because the council needs your details and payment. But you do not have to handle it alone. We will point you at the right page, tell you when to apply and roughly what it will cost, and if you would rather not deal with it at all, we help arrange the suspension with Haringey Council (council fee applies).
Not every street needs a suspension, and it is one of the first things we check at survey. If you do not need to pay the council, we will not book one. The main roads through the village, the Broadway, Crouch End Hill and Crouch Hill among them, are Haringey’s own roads rather than TfL red routes, which means the council controls the bays on them - but they carry a constant stream of traffic, and the clock tower junction is the busiest conflict point in the area. On those streets the plan is usually a well-timed loading window on a side road nearby rather than stopping in the flow, and the survey sorts out which streets behave which way.
The village itself matters as much as the kerb. The mansion flats on the roads leading off the Broadway often have long communal stairs, rules about which entrance goods can use and set hours for communal areas, so we check those with the management before the day and work to them. The Victorian terraces on the residential streets have narrow front doors and turning stairs, and we protect them with floor coverings and doorframe guards on every job. Crouch End Hill and Crouch Hill both drop steeply in and out of the village, so on the hill streets the van frequently cannot stop level with your door, and the survey measures the carry from the nearest sensible parking spot and we bring the right number of crew for it.
Why choose Aviv Removals
- 5.0 on Google, across 160+ five-star reviews. That is the rating customers leave, not a claim we make about ourselves.
- Insurance included as standard. £50,000 of goods in transit cover on every move, in the quote, not bolted on afterwards.
- Fixed quotes after a real survey. The price we agree is the price you pay.
- One trained crew, all the way through. No subcontractors, no day labour picked up on the morning.
- An owner with more than fifteen years in the trade. Adam still runs the crews the way he ran them when he started.
That matters most in a village like this one. Our crews work the walk-up mansion flats off the Broadway, the turning staircases of the Victorian terraces on the residential streets, and the steep carries on the hill roads towards Highgate and Muswell Hill on what is a normal week for us, not a one-off challenge. The same crew that surveys your home loads it, drives it and unpacks it.
Man and van in Crouch End
Not every Crouch End job needs a full crew and a convoy. A two-bed flat turning over between lettings off Tottenham Lane. A few pieces of furniture going to family across the borough. One awkward item that will not fit in the car, let alone up the stairs. That is the work our man and van service exists for in Crouch End, and it comes with none of the compromises the phrase usually implies. It is the smaller end of a proper removals company, run to the same standard as our man and van work across London: a trained, uniformed crew who do the lifting, not a driver who supervises.
The pricing works the same way as everything else on this page. We survey the job, quote it fixed, and where the job is genuinely the smaller thing it looks like, the quote sits at the bottom of the guide ranges above. And we will tell you honestly when it is not: a whole flat or a family house needs a bigger crew, more vehicles and a full survey, and pretending it fits one vanload is how moving days go wrong. Describe the job and we will tell you which one it is.

Storage and packing in Crouch End (if you want them)
If your dates do not line up, your things go from your home into sealed 250 cu ft wooden containers at our own yard. They are loaded once, in front of you, and kept sealed until you want them back, which means nothing is handled in and out of a shared warehouse on the way. Storage in London can be booked as the same job as the move, so one crew collects, stores and redelivers when your new home is ready.
If you would rather not face the boxes at all, our packing service covers everything from the whole house to just the kitchen. Full-house packing means we bring the materials, pack room by room, and everything arrives at the other end labelled by room. Kitchen-only packing suits people who want to handle their own clothes and books but would happily never wrap another plate. Both are optional extras, quoted alongside the move.
