At a glance

  • What it is: house and flat removals across Highgate and the streets around it, run by a family-run firm with its own trained crews, quoted accurately after a free survey.
  • Typical timeline: a two-bed flat is usually a morning job. A three to four-bed house takes the full day.
  • How pricing works: free survey first, then an accurate written quote. Our published guide ranges give you a ballpark before you book, and the free survey fixes the exact price. A 10% deposit books the date and the balance is due after completion.
  • Coverage: all of Highgate, from the village and Waterlow Park to the Heath edge, the Archway Road streets and the Highgate Hill slope, run from our Harlow base.
  • Insurance included: £50,000 of goods in transit cover on every move, in the quote as standard.
  • Response time: fill in the form or call 0207 846 0282 and we reply within one working day.
  • Booking lead time: two to three weeks is comfortable for most dates. Book earlier if your street needs a parking suspension, because Camden bookings are best in at least seventeen days ahead and Haringey asks for two weeks’ notice.

Highgate rewards a crew that arrives with a plan. Georgian terraces and cottages packed around Pond Square and the High Street, conservation lanes where parked cars fill both sides and the van sits level with your door or not at all, Swain’s Lane dropping steeply past Waterlow Park and the Cemetery, big detached houses along the Hampstead Heath edge and mansion flats climbing the hill. None of it is a problem when somebody has measured it in advance, which is exactly what our survey is for.

We are Aviv Removals, a family-run firm based in Harlow on the Essex border, and we carry out removals in Highgate and the streets around it every week. Adam, our owner, has been in the trade for more than fifteen years, and every job is run by one trained crew of our own. We do not use subcontractors, so the people who quote your home are the people who turn up on moving day, and everything from the first phone call to the last box follows the same house removals in London method we use across the capital.

Most Highgate removals start with the same simple step: fill in the form or call 0207 846 0282 and book a free guided video survey. We reply within one working day, we come back to you with an accurate written quote, and the price we agree is the price you pay.

What removals in Highgate cost

Most Highgate moves land in these ranges:

Home sizeTypical cost (inc VAT)
2-bedroom£480 - £960
3-bedroom£1,020 - £1,500
4-bedroom£1,500 - £2,100
5-bedroom£2,100 - £3,000

These are guides, not quotes. The accurate figure comes from seeing the move - a video call or WhatsApp walk-through, or an in-person survey for larger homes. The survey is free and the price we agree is set before the move. We start at two-bedroom homes - studios and one-bedroom moves are not taken on their own.

We do not publish a set price list. Every quote is set after a real survey of your home, because two Highgate houses with the same number of bedrooms can be completely different jobs once you have counted the stairs, the slope of the street and the side of the borough boundary. What we can tell you is what drives the number up or down:

FactorWhat it does to your quote
Size of the propertyMore rooms means more volume, and volume decides the crew size and the vehicle. A two-bed mansion flat and a four-bed detached house by the Heath need different crews and rarely the same amount of time.
Stairs and accessA Georgian terrace with a staircase turn on every half landing, a basement flat reached down outside steps, or a long carry up Swain’s Lane from the nearest legal parking spot all add hours. The survey measures every flight and every turn, so nothing surprises anyone on the day.
Distance and routeMiles matter, and so does the hour. The Archway Road at rush hour or the crawl up Highgate Hill behind a bus costs more of the day than the mileage suggests.
ParkingHighgate sits under three councils, and each charges differently - Camden by the space and the day plus an administration charge per suspension, Haringey a daily fee per space plus its own administration fee. We flag it at survey so it is in the budget, not on an invoice afterwards.
ExtrasPacking, materials, dismantling, storage and appliance moves are all available. Some customers want the full service, some just want the heavy lifting. You choose, and it is priced into the same quote.

The accurate quote covers the whole job: the crew, the van, blankets and straps, insurance for your belongings, and fuel. Floor protection and furniture wrapping are part of how we work on every move, not extras you discover on the invoice.

Payment is straightforward. A 10% deposit at booking secures your date, and the balance is due after the move is complete, once everything is in and you have seen the job done. We take payment by bank transfer, card or cash, and the survey and the quote cost you nothing.

To give you a sense of job shapes rather than numbers we cannot honestly quote from a distance: a two-bed mansion flat on the village side, second floor, no lift, with a suspended bay outside typically needs a morning crew, with the suspension booked for a few hours either side. A four-bed Georgian terrace off one of the narrow lanes by the Heath, with a staircase turn on every landing, a garden full of furniture to bring up and no parking outside the door, is a different shape of job altogether: bigger crew, larger lorry, two suspended bays at each end and the full day. Your own quote will sit somewhere on that spectrum, and the survey is what places it.

How removals in Highgate work

Village lanes, steep carries and three councils' parking rules are all measured at survey, and where your street needs one, the parking suspension is booked with the right council before the lorry arrives.

Parking and access in Highgate

Highgate is one village governed by three councils, and which one you deal with depends on which side of the line your front door sits. The village streets around Pond Square and Highgate High Street, Downshire Hill, Swain’s Lane and Waterlow Park belong to Camden. The streets east of the village, towards Highgate station and the Archway Road, are Haringey. The slope of Highgate Hill below the village is Islington. Each runs its own controlled parking with its own hours, its own fees and its own application process, so the first job at survey is working out which rulebook applies to your street.

On the Camden side, which covers most of Highgate including the village, the operating hours differ from zone to zone, sometimes street by street. On a zoned street a removal lorry cannot legally wait in a resident bay, so the practical answer is a parking suspension: the council reserves the bays outside your home for the day. Reserve two bays, not one. A 7.5 tonne lorry takes up about a bay and a half on its own, and it needs room to work.

Camden charges for suspensions by the space, by the day. A single bay for a single day costs £79.63, and the daily rate rises in tiers the longer the suspension runs, so two bays for a day is the number to put in the budget. There is also an administration charge of £66.66 for each suspension. If you are moving home, one break: Camden waives the first day’s space charge for house moves, up to three consecutive spaces, and the short-notice charge does not apply. To stay clear of that short-notice charge, £349.81, you want the booking in at least seventeen days ahead, and the absolute minimum is three days before the suspension starts. Removals are one of the council’s listed reasons for a suspension, and the Camden Council parking suspensions page takes the booking and lists the current fees.

Applying is technically the resident’s job, because the council needs your details and payment. But you do not have to handle it alone. We will tell you which council your street belongs to, point you at the right page, tell you when to apply and roughly what it will cost, and if you would rather not deal with it at all, we help arrange the suspension with them (council fee applies). On the eastern side the rules change: the streets towards Highgate station and the Archway Road follow Haringey’s scheme, which charges a daily fee of £80 per car space plus an administration fee of £280, with the application through a council online account at least two weeks before the suspension starts. The Highgate Hill slope is Islington, which runs its own suspension scheme with its own fees, so the survey quotes your street’s rule rather than guessing at it.

Not every street needs a suspension, and it is one of the first things we check at survey. If you do not need to pay the council, we will not book one. The Archway Road, the A1 along Highgate’s eastern edge, is a TfL red route, where stopping is restricted at the best of times and there are no resident bays to suspend, so for addresses on or just off it the plan is usually a side-road bay nearby rather than a suspension outside the door.

The village itself matters as much as the kerb. The Georgian terraces and cottages in the conservation streets have narrow front doors, low porches and turning stairs, and we protect them with floor coverings and doorframe guards on every job. Swain’s Lane drops steeply from the village past Waterlow Park, so on those houses the survey measures the carry from the nearest sensible parking spot and we bring the right number of crew for it. The mansion flats on the hill often want moves booked with the management and worked to their hours, and the lanes around the village fill with parked cars early, so a sensible start time matters more here than in most of North London.

Why choose Aviv Removals

  • 5.0 on Google, across 160+ five-star reviews. That is the rating customers leave, not a claim we make about ourselves.
  • Insurance included as standard. £50,000 of goods in transit cover on every move, in the quote, not bolted on afterwards.
  • Accurate quotes after a real survey. The price we agree is the price you pay.
  • One trained crew, all the way through. No subcontractors, no day labour picked up on the morning.
  • An owner with more than fifteen years in the trade. Adam still runs the crews the way he ran them when he started.

That matters most in a place where the streets change character every few hundred yards. Our crews work the conservation lanes around the village, the steep carries on Swain’s Lane and the big detached houses on the Heath edge on what is a normal week for us, not a one-off challenge. The same crew that surveys your home loads it, drives it and unpacks it.

Areas we cover around Highgate

Highgate sits within our wider North London coverage. Within Highgate itself we cover the streets around Pond Square and Highgate High Street, Downshire Hill, Swain’s Lane, Waterlow Park, the houses along the Hampstead Heath edge, the roads towards Highgate station and the Archway Road, the slope of Highgate Hill and the streets between them. Over the Heath, Hampstead is a neighbour our crews work in every week. Wherever you are heading, the same crew takes you from the first door to the last.

Storage and packing in Highgate (if you want them)

If your dates do not line up, your things go from your home into sealed 250 cu ft wooden containers at our own yard. They are loaded once, in front of you, and kept sealed until you want them back, which means nothing is handled in and out of a shared warehouse on the way. Storage in London can be booked as the same job as the move, so one crew collects, stores and redelivers when your new home is ready.

If you would rather not face the boxes at all, our packing service covers everything from the whole house to just the kitchen. Full-house packing means we bring the materials, pack room by room, and everything arrives at the other end labelled by room. Kitchen-only packing suits people who want to handle their own clothes and books but would happily never wrap another plate. Both are optional extras, quoted alongside the move.

Common questions about removals in Highgate

How much do removals in Highgate cost?
It depends on the size of the property, access at both ends, the distance and the parking. A two-bed mansion flat on the village side and a four-bed Georgian terrace down Swain's Lane are not the same job, so we do not pretend they share a price. After a free survey you get an accurate written quote that includes the crew, the van, insurance and fuel, with a 10% deposit to book and the balance after completion.
Do you cover all of Highgate?
Yes, and the streets around it. The village streets around Pond Square and Highgate High Street, Downshire Hill, Swain's Lane and Waterlow Park, the houses along the Hampstead Heath edge, the roads towards Highgate station and the Archway Road, the slope of Highgate Hill and the streets between them. Which borough a street belongs to changes the parking paperwork, not whether we cover it. If your street is in Highgate, we know it and we have almost certainly worked on it.
Highgate sits in three boroughs - which council do I deal with?
The one your street belongs to, and the survey tells you which. The village side around Pond Square, Highgate High Street and Waterlow Park is Camden, the streets towards the Archway Road and Highgate station are Haringey, and the Highgate Hill slope is Islington. Each runs its own parking scheme with its own fees, so the practical effect lands on the suspension, not on the move itself. We work all three councils every week and we help with the paperwork either way.
How far in advance should I book my Highgate move?
Two to three weeks is comfortable for most dates, and earlier for month-end or a summer weekend. If your street needs a suspension, build in more time. Camden bookings are best made at least seventeen days ahead to avoid the short-notice charge, with three days the absolute minimum, while Haringey wants applications in at least two weeks before the suspension starts through an online account.
Do I need a parking suspension for a removal van in Highgate?
On many streets, yes. Much of Highgate sits inside Camden's controlled parking, and a lorry cannot legally wait in a resident bay during operating hours. We check your street at survey stage, tell you honestly whether you need one and confirm which council applies. You can apply to the council yourself, or we help arrange the suspension with them (council fee applies).
Can you handle the period houses and the steep lanes?
Yes, they are normal work for us. The Georgian terraces around the village bring narrow front doors and stairs that turn on every half landing, the conservation lanes are too narrow for parking on both sides at once, and Swain's Lane climbs steeply enough that the carry matters as much as the van. We protect the floors and doorframes, bring the right number of crew for the flights, and measure all of it at survey.
What insurance is included?
Every move includes £50,000 of goods in transit cover as standard, in the quote rather than bolted on afterwards. We hold £1,000,000 of public liability cover as well. In practice the better protection is how we work. Floors and doorframes protected first, furniture wrapped before it lifts, and a single trained crew who know where every box is.
Do you offer storage in Highgate?
We do not store within Highgate itself, but your things do not need to stay on the hill. They go into sealed 250 cu ft wooden containers at our own yard, loaded once in front of you and kept sealed until you want them back. Storage can be booked as the same job as the move, with the same crew collecting and redelivering.
Can I pack my own boxes, or should I use your packing service?
Both work. Plenty of customers pack their own boxes and leave the furniture to us, which suits people who want to spread the packing across a few evenings. If you would rather not, our packing service covers everything from the whole house to just the kitchen, and it is quoted alongside the move so there is one price for the lot.
Do you dismantle and reassemble furniture?
Yes. Beds, wardrobes and tables that need taking apart to leave the building are dismantled on the day and reassembled in the right rooms at the other end. In the period houses around the village that is often the only way a wardrobe leaves the bedroom, and the survey picks up anything unusually complex so the time is in the accurate quote.
How do I get a quote for my Highgate move?
Fill in the form on this page or call 0207 846 0282. We reply within one working day, book your free survey, usually a guided video call of about twenty minutes, and follow it with an accurate written quote. The survey and the quote are both free and there is no obligation.
Do you cover moves out of Highgate, or out of London altogether?
Both. Highgate to another part of London is a normal day for us, and moves out towards Essex and Hertfordshire are regular runs from our Harlow base. We cover the whole of the UK and Europe as well, so if your Highgate move is the first leg of something longer, it is the same crew and the same accurate quote.
